What is an inventory?
An inventory is a document, both written and photographic, which accurately describes the contents and condition of a property, including level of cleanliness and the state of the garden. This document is then agreed between the tenant and the agent/landlord at the time of check-in.
Why do I need an inventory?
The inventory is agreed at check-in, signed by the tenant, and then used at the check-out as a measure to establish any damage or dilapidation. Without an inventory nothing can be deducted from the deposit other than rent arrears.
Why have an independent inventory?
In the event that proposed deductions from the deposit cannot be agreed between tenant and agent/landlord the matter will be passed to an independent adjudicator provided by the relevant deposit protection body. An adjudicator will always deem landlords/agents own inventories as biased. Therefore, the outcome of their decision is much more likely to go in favour of the tenant and not the landlord
When should an inventory be carried out?
An inventory should be carried out as close to the check-in as reasonably possible. However, time must be factored in to allow an inventory to be produced and a professional document provided to the agent/landlord.
Who gets a copy?
A copy should always be provided to the tenant at check-in and the agent/landlord prior to check-in.
